Meen Property Management is based in Kitchener-Waterloo and manages Airbnb, VRBO and long-term rental properties in this region only. That is a limit, and it is the whole point.
Why we only work here
A short-term rental generates problems that are solved by proximity. A lockout, a leak, a failed heater on the coldest weekend of the year, a cleaner who cannot make Tuesday. National management companies solve these with a phone queue. We solve them by being twenty minutes away.
Staying inside Waterloo Region means we turn work down. It also means that when your guest calls at eleven at night, the person who answers knows which street you are on.
Why we bill on payout
Most managers calculate their fee from the total booking amount, which includes the cleaning fee that goes straight to the cleaner. We calculate ours on what actually lands in your account.
The difference on a single booking is small. The reason it matters is what it tells you about how a company prices: whether it is comfortable being checked. Ours is checkable on your own statement, line by line, and the pricing page does the arithmetic in front of you.
What we will tell you that others might not
Short-term renting is not right for every property. Some addresses will not support it. Some condominium corporations prohibit it. Some properties will earn less than a long-term tenancy once the work is priced in.
When we think that is the case, we say so at the consultation and we do not take the property on. We would rather lose the client than manage a listing that was never going to work.
How we are set up
Two plans, one region, no setup fees and no fixed terms. Your rate is set in a plain-language agreement signed before we touch your listing, and it does not change without your sign-off. If we stop being worth it, you leave.

- No fixed term and no cancellation penalty. If we are not delivering you can walk away. We would rather earn your business every month than hold it with a contract.
