What we need from you.

Less than owners expect. Most of the onboarding work is ours.

Access to the property
One visit to see it, photograph it properly and note what needs attention before guests arrive. There is no charge for this visit.
Your existing listing, if you have one
We take over rather than start again, so your reviews, rating and Superhost status carry across. You stay the account holder and the platform keeps paying you directly.
An approval limit
One dollar figure below which we simply get things fixed. Above it, we come to you with a quote.
Your blocked dates
Anything you want to keep for your own use, now or seasonally.
A signature
The service agreement is plain language and signed digitally. It sets your rate and your services and it does not change without your sign-off.

What happens in the first two weeks

We photograph and assess the property, check the licensing and zoning position for the address, rebuild or create the listing on Airbnb and Booking.com, set the pricing strategy against the local calendar, write the house rules and the house guide, and sync the calendars so the same night cannot be sold twice.

If the property is already live, none of that interrupts existing bookings.

What happens every month after that

Rates are reviewed weekly against your actual calendar. Guests are screened, answered and reviewed. On Full Service, turnovers, restocking, maintenance and inspections happen without you being asked. At the end of the month you get a performance report and an invoice calculated against completed stays.

What happens if it stops working

You leave. There is no fixed term and no cancellation penalty. We would rather earn your business every month than hold on to it with a contract.
