Questions about pricing

Why bill on payout instead of gross bookings?

Gross bookings include money that never reaches you, most obviously the cleaning fee that goes straight to the cleaner. Charging a percentage of it means charging you for revenue you did not receive. On a $1,000 booking with a $150 cleaning fee, a manager billing on gross charges you on the full $1,000. We calculate on the $850 you actually keep. Over a year of bookings that difference alone can cover weeks of management.

Are there any other fees?

No setup fee, no consultation fee, no inspection fee, no photography package and no cancellation penalty. Third party costs such as cleaning, linen and trades are billed at what they cost, itemised, with no markup added on top. The management percentage is the only thing we charge for.

What happens in a month with no bookings?

You pay nothing. Both plans are billed monthly on completed stays, so a month with no stays costs you nothing. There is no minimum monthly charge and no standing retainer. If your property does not earn, we do not earn.

Who pays for cleaning?

In most setups the cleaning fee charged to the guest covers it. On Full Service we coordinate the cleaning and laundry and it appears on your statement at cost. On the Co-Host plan you keep your own cleaner and pay them directly.

Can I switch between plans?

Yes, in either direction, and it does not cost anything to change. Hosts sometimes start on Full Service through their first season and move to Co-Host once they have found a cleaner they trust. That is a perfectly reasonable thing to do.

How and when am I paid?

The platform pays you directly, as it does now. We never sit between you and your payout. Our fee is invoiced monthly against completed stays, with the calculation shown line by line.

Do you list on anything other than Airbnb?

Yes. Both plans include listing creation and optimization on Airbnb, VRBO and Booking.com, with calendar and multi-platform sync so the same night can never be sold twice.

Do you manage long-term rentals as well?

Yes. Alongside the short-term plans we run residential and rental property management: tenant screening and placement, repairs and maintenance, inspections, snow removal and landscaping, including student rentals near the universities. It is quoted flat per property, month to month, and it is built for owners who do not live in Kitchener-Waterloo.
