That distance is the actual problem we solve. You should not have to drive three hours because a dishwasher failed, and you should not have to take a stranger's word for the condition of a property you cannot see. We handle the property as though it were around the corner from us, because it is.
Tenant screening and placement
Credit check, employment and income verification, previous landlord references and an in-person viewing before we recommend anyone. We shortlist candidates and you make the final call, or you can leave the decision with us entirely. A vacancy costs less than a bad tenancy, and we screen accordingly.
Repairs and maintenance
You set a spending limit. Anything under it is coordinated through vetted local trades and itemised on your statement at cost, no markup. Anything over it comes to you with a quote and a recommendation before work starts. Either way, the tenant calls us, not you.
Inspections
Move-in and move-out condition reports with photographs, plus periodic inspections through the tenancy so a problem is caught while it is small. You see the same photographs we do.
You get the property back the way you gave it
The fear underneath every long-distance rental is the same one: that a tenant moves out and the property comes back needing thousands of dollars of repairs you did not see coming. That is the specific outcome this service is built to prevent.
Screening keeps a bad tenancy from happening in the first place. The move-in report is a dated, photographed record of the condition you handed over, so there is no argument at the end about what was already there. Periodic inspections catch a leak, a pest problem or a neglected repair while it is still a small job, not a renovation. And because maintenance is fixed immediately under your spending limit rather than left for the tenant to mention eventually, wear never gets the chance to compound into damage.
None of that is a guarantee that nothing will ever go wrong. It is the difference between finding out about a problem in month two, while it still costs two hundred dollars, and finding out at move-out, when it costs four thousand.

Two universities and a college make student housing a meaningful part of this market, and it behaves differently from a standard tenancy: group leases, guarantors, a hard September turnover, and first-time renters who need more guidance than most. We manage this pattern deliberately rather than treating it as a standard lease with more names on it.

In Ontario, percentage-based managers commonly charge somewhere between eight and twelve percent of monthly rent, so you can compare our quote against that directly.
I do not live in Kitchener-Waterloo. Can you run the property without me?
That is the situation we are built for. Owners in Toronto, out of province and overseas hand us the keys, the vendor calls and the inspections. You approve anything above your spending limit by message, everything else is handled, and you get a report with photographs instead of a request to drive down.

Do you also handle snow and landscaping?
Yes, through the residential property care service: snow removal in winter, landscaping and yard care in season, on a schedule rather than on request. It can be bundled into a management quote or arranged on its own.
